I haven't been with Mynd for very long, but they have seemed to impress me thus far. We had an issue with our heat not working. I contacted Mynd through their app, and had a quick response from one of their representatives. That representative was Napoleon Fernández. He was fantastic! He got someone to come out as quickly as possible. That someone was Stephen from Comfort Services. Stephen fixed our heat and made sure everything was working properly before leaving. During all this, Napoleon stayed in contact making sure that the problem was being solved. I can't thank these two enough for their hard work to ensure that we were taken care of.

Willie P. Has been such an integral part of our settling into our new home. Upon moving in there were a couple issues that needed to be fixed and Willie had them serviced right away with a quick turnaround time and zero friction.     Ask to take a peek at a sample operating budget and a line-by-line explanation of all the fees and services. You want to know all the details of what you’re paying for and not agree to any services you don’t want or fees that lead to a conflict of interest. There are two reasons for why.

    Operating Budget: You can see how your property manager does their bookkeeping, estimate how much money to invest, judge if tax deductions are being maximized, and study cash in and outflows, so you know how your investment dollars work. 

    Fee Breakdown: If your lease agreement stipulates that fees will be applied for late rent payments and lease violations, then it’s a red flag if your property management company gets a percentage of those fees. That rewards them for mismanaging your investment. It also creates a conflict of interest because collecting a percentage of the investment creates a motivation for your company not to remedy the problems because the persistence of those problems means additional profit.

  • What makes a good property manager?

    A good property manager is someone with expertise, level-headedness, and equal respect for both the renter and the owner. 

    Expertise: Property managers require a lot of knowledge: handling repairs, putting together lease agreements, bookkeeping, scaling investment portfolios, writing rental listings, etc. 

    Level-headedness: Confidence is necessary for property managers to inspire trust, and humility is needed to recognize limitations and correct missteps. No one is perfect, including property managers. Knowing that makes you a better property manager; denying that tends 

    Respect: The wants and needs of tenants and investors are not at odds. Both require responsive communication and a friendly yet professional demeanor. Many of the property manager’s responsibilities can only rightfully be handled by a delicate yet firm grip, Early terminations, evictions, problematic tenants, challenging contractors, etc. All of these proceedings, be they legal or otherwise, demand composure to reduce landlord liability and property damage.
